In Sainte-Adèle, short-term rental is not permitted everywhere. Zoning by-law URB-301 distinguishes tourism, residential, and recreational zones. Before buying land, verify the exact zone with the planning department — a lot in a tourism zone often trades 20–40% higher than an equivalent lot in a strict residential zone.

Zones where short-term rental is expressly permitted

Three zones in the city allow the "tourist residence" use without any principal-residence requirement. Project Heritage sits inside one of these.

  • Zone V-201 (Mont-Loup-Garou — recreational)
  • Zone V-310 (Lac Renaud — recreational)
  • Zone H-407 western portion (Mont-Sauvage — Project Heritage zone)

Municipal conditions

  • CITQ tourist-residence classification certificate
  • Annual permit from the City of Sainte-Adèle ($160/yr in 2026)
  • Minimum 1-night stays, no stays under 24 consecutive hours
  • On-property parking only — no street parking
  • Notice to immediate neighbors before the first rental

Obtaining the CITQ classification

  1. Submit the request via the CITQ online portal (~$350)
  2. Physical inspection by a CITQ classifier (≤ 60 days)
  3. Receipt of the official certificate (1–4 stars)
  4. Display the CITQ number on Airbnb, Vrbo, and any advertising
