Methodology

An objective ranking — followed by a truth no one says loudly enough.

Of the 25 Laurentides municipalities analyzed, 5 score above 7.3 / 10 on the composite. On paper, those are the best zones in Quebec to set up an Airbnb chalet.

Except — and this is the part traditional real-estate reports skip — 4 of those 5 zones have almost no land left to buy. Or only at >$250k floors for raw land, with zoning that's one municipal vote away from being locked down.

That's why this report adds a 6th column the others don't have: real availability. How many MLS land listings are active in the municipality, and at what floor price.

The conclusion: Sainte-Adèle is the only top-tier zone with certified inventory (70+ Project Heritage lots), by-right Airbnb zoning (zoning bylaw pp. 250, 411, 429), and a floor price under $200k — 45 minutes from Montréal.

Frequently asked questions

Why is your composite score different from a typical real-estate ranking?

Typical real-estate rankings look at ADR and occupancy. Our composite adds zoning (30 %, because a municipal moratorium can wipe out a STR investment overnight) and proximity to Montréal (28 %, because Laurentides STR demand is roughly 70 % driven by Greater Montréal weekend traffic).

You mention 2,587 CITQ properties — where does that number come from?

From the Quebec tourism industry corporation (CITQ) registry, aggregated by the Dominion platform. Properties are geocoded and cross-referenced with the 2026 municipal assessment roll for lot size, assessed value, year built, and cadastral matricule.

Does Heritage rank highly just because it's your project?

The composite score is computed blind to the city's identity. Sainte-Adèle scores 7.99/10 because of a rare combination of 3 objective factors: by-right Airbnb zoning (bylaw pp. 250, 411, 429), 45 minutes from Montréal, and ADR observed on 4 Heritage chalets in operation (median 393 CAD/night). No other top-10 city combines all three.
